PRE-QUALIFICATION
DOCUMENT
Pre-qualification of Agencies in various disciplines of
building construction for assisting ATE Group in the project of
Bekal Beach Resort and Spa.
Introduction : Air Travel Enterprises India Limited
(ATE) is one of the leaders in the Hospitality Sector. Green Gateway
Leisure Ltd., the Hospitality and Resort Development Company under
this group, is taking up large-scale tourism infrastructure projects.
“Bekal Beach Resort and Spa” is an ongoing project.
The project is for developing an international resort in an area
of 58 acres of land located near Bekal Fort at Kasargod. The resort
consist of buildings of 175 rooms which includes beach villas with
and without lap pools, water villas, garden villas etc., a Reception
block, a Main Restaurant & Bar, Spa, Sports centre and Barbecue.
The buildings are generally single storied except for two types
of cottages and the Restaurant, which will be double storied. The
total area of construction will be about 20,000 Sq. mts.
Agencies / professionals having a successful track record of completing
major international resorts in the recent past (last five years)
are proposed to be short listed for the above work and also for
future projects. The agencies / professionals are required under
the following disciplines.
Interior Designers
Lighting experts (Interior and Exterior)
Plumbing, Firefighting and Sewage system experts
Project Manager
Scope of work and desired experience for each discipline is given
below.

Interior
Designers
Should be capable of preparing interior design and furniture design
for major international level resorts. Detailing of common areas,
rooms, restaurants, bars spa, conference halls etc. including preparing
of detailed working drawings, specifications, cost and quantities
for tendering and execution. Contract management including supervision,
measurement and billing are to be done.
Should have an experience of at least 10 years in the field and
should have completed the interior of at least 3 major international
five star standard hotels or resorts. Should have well experienced
Architects specialized in interior design with sufficient support
staff.

Lighting Experts
Should be capable of designing modern electrical lighting system
suitable for
top class hotels and resorts. Exterior lighting for Gardens, Pathways,
Swimming pools etc. are also required. Should be experienced in
establishing H.T and L.T substations and distribution systems.
Should have an experience of at least 10 years in the field and
should have completed at least 3 major international level Hotels
or Resorts. Should have qualified electrical engineer and sufficient
support staff.

Plumbing / Fire fighting and Sewage disposal Experts
Should be capable of designing and executing modern water supply
and sanitary systems for hotels, resorts, restaurant and spa. Should
have thorough knowledge and experience in modern plumbing materials
and techniques as also fire fighting and fire detection systems.
Sewage Treatment plants are also to
be done. Reuse and recycling has to be the guiding principle.
Should have an experience of at least 10 years in the field and
should have completed at least 3 major international level hotels
or resorts. Should have qualified Civil Engineer and Environmental
Engineers.

Project Managers
Should be a Graduate Civil Engineer with a minimum of 10 years experience
in the field. Should have completed project management of at least
3 major projects of which one should be an international level resort
project. Should have experience in the supervision, measurement
and billing of construction work. Should be capable of coordinating
all activities of the project being looked after by different consultants.
